THE FOLLOWING CONDITIONS MUST BE MET TO QUALIFY FOR REBATE:
* You must be the principle in the transaction, meaning you must be the person(s) whose name is on the sales contract and the property deed.
* You must enter into an Exclusive Right to Represent Buyer Agency Agreement with Strategy 1 Realty LLC and the agreement must state a rebate will be offered.
*The rebate must be approved by your lender and applied toward your closing costs.
* The home that you are purchasing must acknowledge in writing and/or indicate in MLS that a commission is being paid to the Buyers agent by seller.
* You must register with Strategy 1 Realty LLC as your buyer’s agent from the beginning of the process and inform listing agents representing sellers that you are working exclusively with a buyer’s agent.
* The rebate must be disclosed on the HUD 1 statement prior to closing.
* In order to receive the rebate there must be a closing.
* No rebates will be paid to the buyer: If the transaction does not close, the Exclusive Right to Represent Buyer agency agreement signed with Strategy 1 Realty LLC is no longer in effect, lender terms & conditions do not allow the rebate or if you do not purchase a property using Strategy 1 Realty LLC under an Exclusive Buyer Representation agreement .
* All rebates are subject to lender approval unless 100% of the purchase price is personally financed.
